Pepper & Co started out doing property maintenance around Sevenoaks, so this is home ground. We have fitted stoves in Weald, Knockholt and Seal, built an outdoor log burner sauna in Seal, and done loft conversions, Velux windows and decking across Riverhead and the surrounding villages. If you have driven past our van, that is why.
Sevenoaks housing works well for stoves. A lot of the town and the villages around it are period properties with an original chimney already in place, which is the cheapest and quickest route to a working fire. Plenty of those chimneys have been bricked up at some point since the seventies. Opening one back up is routine work for us, and it often turns up a lovely original brick chamber that becomes the best feature in the room.
Newer builds around Dunton Green and the edges of town frequently have no chimney at all. That is not a problem either. A twin wall insulated flue runs up an outside wall or through the roof, and some of the best-looking installs we do are in houses that never had a fireplace.

What it costs in Sevenoaks
Installation starts at a fixed £1,840, and that is a real number rather than a teaser. Here is what sits inside it:

If your home needs something extra, a twin wall system, scaffolding for safe roof access, a beam or stone surround, plastering after the brickwork is opened up, we quote it in writing after the survey. Before we book you in, never after. The number you sign is the number you pay.
THE RULES
The rules, and whether they apply to you
Sevenoaks district does have smoke control areas, but they sit around Swanley and the areas west and south of Crockenhill. Sevenoaks town and most of the surrounding villages fall outside them, which means you have a free choice of stove. We check your exact address at survey either way, and if you are inside a zone we simply fit a DEFRA-exempt model, which is completely legal and burns cleaner anyway.
Building Regulations apply to every installation, everywhere. Because we are HETAS registered we self-certify the work and hand you the certificate. That is the document your insurer wants, and the one your solicitor will ask for when you sell.

Yes. Riverhead, Seal, Weald, Knockholt, Otford, Kemsing, Dunton Green and Chipstead are all a short run for us, and we have completed work in most of them.
Usually yes, but listed buildings and conservation areas are the one case where you may need consent, particularly for an external flue on a visible elevation. We have worked on listed property in Sevenoaks before, including dormer windows on a listed roof, so we know how to approach it. We flag it at survey rather than after.
A twin wall insulated flue does the job. It runs up an outside wall or through the roof and is completely standard work. It costs more than dropping a liner down an existing chimney, and we tell you the difference at survey.
